Had low voltage ran generator 3 days. Staff finally helpful. Provided fuel, new campground. Loud, marijuana smell constant! Could be a wonderful place a lot to offer. Some staff great others not so. Will never go back! Funny area in Maine will go north instead. On site 21, good site other than lack of power. KOA’s are usually wonderful, this one not so much!

Campgrounds were very clean as well as the showers and bathrooms. The general store on the other hand, staff were not very welcoming, most appeared they didn’t want to even be there. Also, there are no groceries of any sort in the store. It would be quite convenient to have a limited amount of groceries such a condiments and milk, I’m pretty sure I’m not the only one who forgot something!

PEOPLE/STAFF WERE AWESOME. UNFORTUNATELY, SHORT STAFFED, WHICH IS EVERYWHERE, BUT ACTIVITIES WERE CANCELED AND AREAS CLOSED, WHICH IS A HUGE ATTRACTION TO THE CAMPGROUND. I, PERSONALLY, FEEL A BETTER WELCOME PACKAGE, INFO PACKET AT CHECKIN WOULD BE HELPFUL. MAPS WERE COPIED OVER AND OVER AND DIFFICULT TO READ.

The camp staff was very friendly, courteous, and helpful. My only complaint is that the bathroom shower had no shelf or anything to put my things on, only a single hook on the back of the door.

We had a great stay. They have a tremendous amount to do. The only complaint was the site was all dirt and pine sap. Not to big of a big deal once you realize where not to walk. However, it would have been different if our grandkids would have come with us. Besides that, the campground is beautiful and well kept. Staff was more than friendly and every camper we interacted with, was very friendly.

Tons to do for the kids- the campground is looking great since being purchased as a KOA! Only thing would be a little more space between sites for a quieter experience- but for families not looking for ‘seclusion’ it’s perfect!

We were disappointed that the ropes course was closed because of the heat. It is summertime and there will always be heat. We missed seeing the horseshoe tournament. We played yearly with the seasonals. The facilities were clean, as usual. Maintenance staff was helpful, courteous and resolved our issue within a reasonable amount of time. We have a large group of families(8 coming back next year

Our stay was amazing lots of things for kids to do which was one of our main things..the whole campground is very clean including the bathrooms,the staff was very friendly and helpful with everything

Rude office staff when I called about early check in was told you don’t do that. When we went to the bigger pool Saturday morning it was disgusting there was a dead fish and lots of sand plus other debris including finger nails. Should be cleaned more often. Camper got pumped next to us he spilled wastewater all over the ground on our site not good. Bad first impression not sure we’ll be back.

It was okay the beginning of the week but as the week went on they were short staffed and weren’t doing scheduled activities on time, or we’re stopping them early. We witnessed some kids in the arcade stealing from the prize counter, and climbing inside claw machines. Kinda disappointed but will go again

Our kids have now named this their favorite campground. So much to do. We did the river every day of our stay (4 days). Our site was great. The sites are all spread out very well, and not right on top of eachother. We will be back for sure!

Overall the campground was nice. However, the cleaning of bathrooms was not. I went in there several times, a couple of times right after the cleaning people were in there and the same things were still on the floor. It was like they sprayed and left. And my children were not able to do ropes course because it was closed. Yet we paid almost 40.00 in resort fee?

Reservations were completely wrong and could not be fixed. I was overcharged for additional vehicles by $30.00. Noticed a lot of trash in the ground. Probably won’t return.

We had a great time! We took the grandson for his first camping trip. The people at the ropes course were fantastic and attentive to a women trying this type of venue for the 1st time, her grandson loved the experience. The water slide was great. All in all we had a fun 3 days at the campground. One down side, the septic was either deficient or full: a stain on departure & lowering the rating.

Great campground with lots of activities to keep all ages entertained. Owners are in the midst of doing upgrades of various types which will enhance the camping experience. Need more tables with umbrellas at waterslide pool, Bathhouses should have an hourly check and clean regiment. Maintenance was grading the roads Saturday morning, too busy and noisy for a task like this on a weekend.

We had a disappointing stay. We were traveling with 2 other families. When we called to make reservations we were told we would be put close together. When we called a few weeks before our sites were no where near each other. They were able to get 2 sites somewhat close but the other was on the other end of the park. Amenities were good but staff was not attentive or helpful AT ALL!

We absolutely love the campground. Unfortunately several staff members need additional training on how to treat guests. We had a few not so good interactions with staff members who were extremely rude. I spoke to other campers that had the same experience. We did not feel very welcome.

I was very disappointed with our stay. For the expense to stay at the KOA it was not worth it. When we arrived one of the pools was closed, the river front entrance was with caution tape and the mini golf was closed. Maintenance of this magnitude should be done early in the season. Our site had trash, several holes which I twisted my ankle in, and few trash bin For the money a big disappointment.

This was our 4th yr staying at the Lbn KOA.We rebooked again but I must say we were a little disappointed this yr. For the 2nd yr in a row we rented 2 sites w/ friends.1 w/ a Safari tent & 1 tent site.The safari tent is still advertised w/ 2 Q beds but yet again there's 1 Q & bunks that are too high for the tent & no-one wants to sleep on the top.The heated pool was not heated & was never repaired

I’ve been coming to this campground since before it was a KOA and have always loved it. All of the improvements and included amenities that the KOA has offered are great. However I would have to say organization and helpfulness/friendliness of staff is not on par. My recommendation is that You allow people to book a specific site number, that could be a dealbreaker for us booking in the future.

Had the best time! So much to do, yet so relaxing!! The river was a blast, pools refreshing, hot tub relaxing! Staff was helpful and friendly!!

Enjoyed our stay and loved our site, just wish they enforced some of the rules like kids on bikes after dark, even saw one kids crash into a fireplace on unoccupied site, luckily wasn't hurt, and keeping kids under 18 out of hot tub (but blame this on parents). But overall, enjoyed ourselves and will be back. Have also recommended to friends.�

Positives: Plenty for kids to do. Sites / restrooms were clean. Nights were quiet. Negatives: stayed 3 nights but only got 2 pair of activity cards. For a $9.99 daily resort fee, I should be able to play mini golf each night! Saturday night only 1 woman working the store counter. Crazy busy with people buying ice cream and checking in.

I booked my stay online back in December of 2020. I called in June to check my reservation was accurate. I was booked on a 50amp site, I have 30amp. I was told I moved to a 30amp and given a site number. Drove 12 hours to show up and be put on a different site and charged more money. Triple check your reservation and pay to have it locked in. The check in is very disorganized.

Set us up in a site that was such an angle the back of the Class A 42' dragged, we should have been led in to back into the site. No one guides you through the maze of roads.The check in was chaotic, as well as the office parking lot kids on bikes, golf carts, people milling around waiting for something and no designated lanes for carts/bikes, walking path or parking, very dangerous. Noisy

Nice layout. Golf carts are a must if you want to float down the river and want to get to the start and you are camping down at the end.

We brought our 7 year old grandson while he was visiting from Philadelphia and he had a great time! The grounds were clean, the bathhouses very nice and the activities available were fun!

Mariah at the front desk was great on the phone and in person! Our suggestion is wifi, not convenient that it is only available at game room or store. With the technology today, and the expense of Flat Rock wifi should be available at all campsites. A lot of people today on "vacation" still have to work remotely.

Nice site, lots to do. Seems like a new staff. Some of the questions I had confused my check in person. Check in person was unsure of the route to my site. Got there eventually but scenic route. Now I know the campground will be easier. Road sign points you to check in office, confusing finding it - no signs. Few groceries in store. Expensive for fixed income retireeOverall I like and will return.

We tented a trailer from them at one of their site. Trailer was very clean and well maintained. Bathroom was very small but that's expected from this small trailer. The kitchen was good with almost everything you need for the stay. The full bed was spacious for two. They also have two bunker beds good enough for 2 kids. The platform outside was very good, the awning was very useful when it rained during our stay.
