Cabin and Campground Agreement Terms and Conditions  1. Parties/No Tenancy/Checkout. This Campground Guest Agreement (“Agreement”) is between The Alpine/Bridger Teton KOA Holiday, LP (“ABT KOA” or “Campground”) and the person(s) identified above (“Guest(s)”). This Agreement does not create a tenancy or residency in favor of Guest.  2. Cancellations/ Refunds. All DAILY and WEEKLY reservations must be paid in full at the time of the reservation. If you need to cancel your reservation, please call the campground before the deadlines below to receive a refund of your deposit, less a $20 administrative cancellation fee. Cancellation Deadlines: Lodging & Accommodations: You must give 14 days' cancellation notice. Call us by 4 p.m. (MST) 14 days before your scheduled arrival. Cancellations made after the deadlines will result in forfeiture of the full deposit. No refunds are given due to discomforts of nature, including no-shows and early checkouts. Refunds will be processed using the original credit/debit card. The cancellation policy may be amended during a Regional/National travel disruption. Except as expressly set forth in this Agreement, all cancellations and refunds will be made at the sole discretion of ABT KOA. Guest may not transfer Guest's reservation or occupancy of a space to a third party without ABT KOA's prior written consent given at its discretion. No Show Fee and Early Check Out will be the full amount of the agreed original reservation between Guest and ABT KOA.  3. Rules and Regulations. Guest(s) acknowledges and agrees to comply with all Alpine/Bridger Teton KOA Holiday General Policies (“Policies”), which are posted on our website at www.koa.com/campgrounds/alpine and incorporated herein by reference.  ABT KOA may modify its Policies at any time at its sole discretion. Guest(s) also agrees and acknowledges that failure to comply with all Policies constitutes a material breach of this Agreement and will be cause for immediate eviction and removal from the Campground.  4. Waiver. Guest(s) have read and agree to the Alpine/Bridger Teton KOA Holiday Liability Waiver, which is posted on our website at www.koa.com/campgrounds/alpine and incorporated herein by reference. 5. Firearms/Weapons. Discharge of firearms and any fireworks is prohibited. Guest(s) may transport firearms and other legal weapons to and from Guest(s)'s Cabin to Guest(s)'s vehicle. Except as provided in the preceding sentence, in no event may Guest(s) display or brandish firearms or other weapons outside Guest(s)'s Cabin or vehicle or in a manner that is offensive or threatening to management or other guests.

Tent Policy 2026

We do not allow tent camping on the ground for the 2026 season. Our county regulations prohibit tent camping.

Check-In & Check-out Times

We strive to provide every guest with the best camping experience possible. For this reason, we ask that you please adhere to the 2:00 PM check-in time. This will allow us to clean the site and surrounding areas before you arrive. All guests MUST call ahead to see if we can accommodate a check-in prior to 2 PM. We DO NOT guarantee early check-ins prior to our 2 PM check-in time. NO ARRIVALS AFTER 11 PM. If you know you will be arriving after that time, you must call the office at 307-305-7307 to make accommodations for an early morning check-in the next day.

Guests must check out by 11 AM. .

Smoking & Vaping

We take great pride in our Park being a safe and healthy place to vacation. Smoking and Vaping is not permitted in any of our cabins, our store or pavilion or any other building on the property. We also ask that you do not smoke around any door entrances or exits. Smoking is only permitted in areas where others are not being affected.

Vehicle & Visitor Registration

All visitors must register their vehicle and are permitted until Quiet Hours.

6. Behavior. ABT KOA may require any person to leave, without refund, for any reason, if Guest(s) and visitors exhibits intolerable behavior such as without limitation: showing disrespect to management or other guests, excessive consumption of alcoholic beverages, objectionable behavior, illegal use of drugs or solicitation at the Campground, violation of any rule or sign, or any other behavior which puts Guest(s) or others at risk of bodily harm.  7.Smoking/Vaping. All cabins are non-smoking and non-vaping. Smoking and Vaping is only allowed outside. Any indication of smoking or vaping, such as odors, ashes, etc. Will result in a $150 minimum charge. Please appropriately discard cigarette butts. 8. Pet Owner Responsibility Agreement (IF APPLICABLE). Guest(s) acknowledge and agree to the Pet Owner Responsibility Agreement, which is posted on our website at www.koa.com/campgrounds/alpine and incorporated by reference.  Failure to strictly comply with these Pet rules and regulations will constitute default of this Agreement. Also, Guest's failure to disclose and identify existence of Guest's pet(s) to management will constitute default of Agreement and ABT KOA will be entitled to all remedies listed in Pet Owner Responsibility Agreement. 9. Incidental Hold. At the time of registration check-in for cabins, an incidental/damage fee of $150.00 will be charged, as well as any charges not covered by the initial deposit. The incidental/damage fee will be refunded if the accommodation is left in good order within 3 days of your departure. Please report any damage and/or missing items within one hour of check-in. After one hour, you acknowledge that you are fully responsible for any and all damage, lost or missing items. All KOA belongings (linens, blankets, pillows, towels, dishes, utensils, appliances, etc.) should remain inside the cabin.  10. Severability. The invalidity or unenforceability of any provision of this Agreement will not affect the validity of any other provision of this Agreement and, in the event that any provision is determined to be invalid or otherwise illegal, this Agreement will remain in effect and will be construed in accordance with its terms as if the invalid or illegal provision were not contained herein.  11. Applicable Law/Jurisdiction/Venue. This Agreement, and all collateral matters relating to this Agreement, will be governed by and construed under the laws of the State of Wyoming applicable to agreements fully made and performed therein. Jurisdiction and venue for any claim or proceeding brought in connection with this Agreement will lie exclusively in the state or federal courts located in Lincoln County, Wyoming. Guest submits to personal jurisdiction to said courts and waives any claim or objection it may have to such forum based on the principle of forum non conveniens.

Speed Limit

The speed limit throughout the park is 5 MPH.

12. Default.  If ABT KOA brings an enforcement against Guest at law or in equity to remedy any breach under the terms of this Agreement (including the Alpine/Bridger Teton KOA Holiday General Policies, Alpine/Bridger Teton KOA Holiday Liability Waiver, and Pet Owner Responsibility Agreement), Guest shall pay damages incurred plus reasonable attorney's fees and court costs, including paralegal fees, necessitated by the enforcement provisions of this Agreement. In the event of a default, and at the request of ABT KOA, Guest agrees to immediately vacate the Campground and to immediately remove his or her vehicle and personal property. Guest's failure to comply with any of the terms of this Agreement shall constitute a default of this Agreement, and ABT KOA shall be entitled to all the remedies as set forth herein and as provided by law.  13. Waiver. No failure or delay by either party in exercising any rights, powers or remedies under this Agreement will operate as a waiver of any such right, power or remedy.  14. Limitation of Liability. EXCEPT FOR ACTIONS OR CLAIMS ARISING FROM THE GROSS NEGLIGENCE OR INTENTIONAL OR WILLFUL MISCONDUCT BY CAMPGROUND, NO EVENT SHALL CAMPGROUND'S LIABILITY, THE LIABILITY OF ITS AFFILIATES, PARENT COMPANIES, OR SUBSIDIARIES UNDER ANY CLAIM MADE BY GUEST EXCEED THE TOTAL AMOUNT OF FEES PAID BY GUEST TO CAMPGROUND WITHIN 12 MONTHS PRIOR TO THE DATE THE CLAIM AROSE.  15. Entire Agreement. This Agreement constitutes the entire agreement and understanding between ABT KOA and Guest and supersedes all prior or contemporaneous oral or written agreements and representations between the parties. The Alpine/Bridger Teton KOA Holiday General Policies, Alpine/Bridger Teton KOA Holiday Liability Waiver, and Pet Owner Responsibility Agreement, are incorporated herein by reference as part of this Agreement. This Agreement may not be amended, modified or altered except in writing as signed by ABT KOA and Guest. The Guest(s) signing this Agreement represents that he or she has authority to sign on behalf of all occupants of Guests designated RV or Cabin and acknowledges that this Agreement is enforceable against all occupants of Guest's RV or Cabin Guests.

Wildlife & Canal Awareness

Connecting with nature and wildlife. Various types of wildlife big and small may be found on and around this campground. Be alert and give them distance and respect. Keep dogs on a leash and properly store food, trash and cooking supplies. Your safety and the future of wildlife depend on you.Please note that swimming or fishing are not allowed in the canal.

Trash Policy

Trash cans are located throughout the park during peak seasons. We will do mid-morning trash retrieval at your site if the trash is bagged and tied. Please tie trash bags and place inside a trash container (to prevent nightly visitors such as skunks, raccoons, etc.).  Do not dispose of wires, oil, furniture, mattresses or any toxic waste or chemicals, motor oil, or cooking oil in trash cans. Cigarettes and parts are considered trash and if left on the ground, a clean up charge will be assessed.Damage Fees: $35 fee for dog poop left in sites. $35 fee for leaving garbage on site. $50 fee for major damages (i.e. building fire pits outside of designated zones, vandalism, etc.).

Family-Friendly

We are a family-friendly location; however, any child under the age of 12-years is expected to be under parent supervision. Our hope is that all who stay have a wonderful experience and we ask for your help with this. We absolutely LOVE our kiddos; however, continual disruptive and ill behavior from unsupervised children will not be tolerated and may result in removal from our park.

Golf Cart Policy

Golf carts are permitted to be driven by licensed drivers only and must be driven at a safe rate of speed.

Number of Guests Per Reservation

For the safety and enjoyment of all guests, strict limits are enforced on the number of people who may be at the campground per each reservation. 
  • At check-in, you will be asked to verify the number of guests staying at your site.  
  • A limit of 6 people per site will be enforced.  That total number includes both the number of people on your reservation and any day visitors.  If you have the maximum number of people on your reservation, day visitors are not allowed. Tent camping is not allowed on an accommodation or RV site.
  • RV and Tent sites are limited to 6 people per site.
  • If the number of overnight guests on your reservation allows for day visitors, those day visitors must check in at the front desk upon arrival. Your visitors are welcome for $5 per additional per person per day. Visiting guests are permitted until Quiet Hours and must adhere to campground rules. Should day visitors turn into overnight guests, they must register at the front desk.

Quiet Hours

We ask all guests and campers to please be advised that our quiet hours are between 10:00 p.m. - 8:00 p.m. (no generators). During this time we kindly ask for all guests to be respectful of their neighbors.

Electric Vehicle (EV) Charging Prohibited

Please note that electric vehicle charging is PROHIBITED at the BR/TR KOA. Our pedestals were not designed as continuous flow pedestals. Charging of electric vehicles (EV) puts a strain on the pedestals and has the potential to damage our electrical infrastructure, your vehicle, or both. Should an electric vehicle be noticed by staff upon check-in, staff will respectfully remind you that we do not allow charging of electric vehicles on site. Should any staff member notice, or be notified, of a plugged in EV, the vehicle will immediately be unplugged and you will be subject to any damages caused and/or will be asked to leave (with or without refund based on damages). Thank you for doing your part in helping us to maintain the infrastructure in our campground.

Pet Owner Responsibility Agreement

The specific rules and regulations related to Pet Owner's responsibilities contained in this
paragraph are a material part of this Agreement. The undersigned Guest (and all
occupants of the Guest's RV) hereby agree to comply fully with all of the Pet
rules and regulations set forth herein.Guest further agrees that if Guest fails to comply with any of the Pet rules and
regulations, Guest will be in default of this Agreement and ABT KOA will be
entitled to all of the remedies set forth in this Agreement, including but not
limited to, the immediate removal of Guest from the Campground. ABT KOA shall
also be entitled to recover its damages including attorney fees and costs
incurred in enforcing this Agreement. Pets are permitted at the Campground only
in strict compliance with the following terms and conditions:7-A. All pets must be kept on a leash that is 6 feet or
shorter or in a cage or crate at all times during which the pet is outside of
Guest's RV. Notwithstanding the foregoing, cats that are licensed, vaccinated
and have been spayed or neutered are permitted outside of Guest's RV without a
leash as long as they do not become a nuisance to other Guests. Pets must be
supervised at all times. Please be advised that pets found unsupervised may be
impounded.7-B. Pets are not permitted on other guest's RV sites without
the consent of the other guest. We recommend walking pets in the gravel area in
front of the bath house or in other appropriate areas as approved by ABT KOA
management.7-C. All Guests are required to clean up after their pet(s). ABT
KOA reserves the right to assess a $25 per occurrence fee if Guest fails to
clean up after Guest's pet(s).7-D. Barking, excessive noise or other pet behavior that
disturbs other Guests is not permitted. If ABT KOA becomes aware of such
behavior, management will notify Guest and request that he or she take action
to correct the problem behavior. If such behavior continues after the second
notice Guest receives from management, Guest will be required to remove the pet
from the Campground within 2 hours after notice from management.7-E. Pets are not permitted to be tied or chained to trees
within the Campground.7-F. Guest certifies, represents and warrants that Guest's
pet has not previously bitten or caused other injury to any person. Guest
further certifies and agrees that all pets will have current rabies shots. If
at any time a Guest's pet bites or otherwise injures any person or other pet at
the Campground, the Guest will be required to immediately remove the pet from
the Campground and the pet will no longer be permitted on the Campground
premises.7-G If Guest's pet displays threatening or aggressive
behavior which ABT KOA, in its sole discretion, deems to be dangerous or
problematic, Guest agrees to promptly leave the Campground upon request from ABT
KOA, with no recourse against ABT KOA and no claim for reimbursement or
compensation from ABT KOA.7-H. GUEST AGREES TO INDEMNIFY, DEFEND AND HOLD HARMLESS THE CAMPGROUND
PROPERTY OWNER, ABT KOA, AND THEIR AFFILIATES, PARENT COMPANIES, SUBSIDIARIES, PRINCIPALS,
MEMBERS, SHAREHOLDERS, PARTNERS, DIRECTORS, MANAGERS AND EMPLOYEES FROM AND
AGAINST AND ANY AND ALL CLAIMS, DAMAGES, LOSSES, LIABILITIES, COSTS AND
EXPENSES (INCLUDING REASONABLE ATTORNEYS' FEES) ARISING OUT OF OR IN CONNECTION
WITH GUEST'S PET RESIDING OR BEING LOCATED AT THE CAMPGROUND, INCLUDING,
WITHOUT LIMITATION, CLAIMS OF INJURY TO GUEST'S PET(S), CLAIMS OF ANY THIRD
PARTIES RELATED TO DEATH, BODILY INJURY OR DAMAGE TO PERSONS OR PROPERTY CAUSED
BY GUEST'S PET.7-I. In its sole discretion, ABT KOA can limit or restrict
which pets are permitted at the Campground. Notwithstanding the forgoing,
service dogs of any breed belonging to a Guest are permitted at the Campground.7-J. . Failure to strictly comply with these Pet rules and regulations will constitute default of this Agreement. Also, Guest's failure to disclose and identify existence of Guest's pet(s) to management will constitute default of Agreement and ABT KOA will be entitled to all remedies listed in Pet Owner Responsibility Agreement.

Vehicle Limit

Due to space constraints, we only allow one tow vehicle per site and one additional recreational vehicle per site.. We do not have additional space for storage in the campground. We do not allow parking on grass.

Alpine/Bridger Teton KOA Holiday General Policies

  • Only Guests may remain on site overnight.
  • Campground Check-In time: 2 PM - No Check-In after 7:00 PM, unless prior arrangement made with park office.
  • Campground Check-Out time: 11AM, late Check-Out must be approved by park office and based on availability.  Fees may apply.
  • Guests are responsible for their visitors and pets within the Campground.
  • No RV site subleasing is allowed.
  • Guest is responsible at all times for the safety and behavior of Guest's children. Guest must supervise all children under the age 14 in all common areas of the Campground. Guest will not allow children to play in the roadways. Management must be notified of children's presence. Extra guests, after 6 people, (including children) are $5.00 per day per guest/child.
  • Speed limit within the Resort is 5 mph and will be strictly enforced for the safety of all guests.
  • Guests are responsible for the safe operation of their vehicles within the Campground.  Reckless operation of any vehicle may cause eviction of the driver and/or all occupants of the site. 
  • Guest's personal items must be confined within their assigned RV Site.
  • No personal property or debris is allowed to be stored on site around the RV which would be deemed by management to be an eyesore, specifically including but not limited to refrigerators and freezers, A/C units, satellite dishes, washing/drying machines.
  • Guest, including Guest's visitors, guests, and invitees, are prohibited from smoking in any of the Campground buildings including the group meeting area, laundry room, restrooms, front office, etc.
  • Guest is not allowed to sublet his or her RV.
  • Noise level from all sources must be reasonable at all times. Quiet Hours are between 10 PM and 8 AM. Radios, televisions and other electronic devices should never be played loud enough to be heard outside of Guest's assigned space at any time.
  • Personal BBQ's grills are allowed only within the gravel area within your reserved RV site.  No BBQ grills are allowed on top of the park's picnic tables.
  • Fires outside of fire pits are prohibited. 
  • Fireworks are not permitted on Campground property.  Violators will be subject to eviction. 
  • No discharge or use of firearms allowed on Campground property. 
  • Only one canopy other than the RV factory installed awnings is allowed per site, subject to Campground approval.
  • No vehicle washing is allowed within camping spots.
  • No overnight sleeping is allowed outside RV's.
  • Sites must be clear of all personal items and debris/trash prior to departure.
  • No tents or canopies on grass area of site, only on RV pad. 

Alpine/Bridger Teton KOA Holiday General Policies

  • Awning mats and/or area rugs should be designed for outdoor use.
  • No refrigerator or freezer is permitted outside the RV.G
  • uests are not allowed to make repairs to the Campground or any property of the Campground.
  • No washers, dryers or stoves of any type are permitted outside the RV.
  • No outdoor showers or toilets are permitted.
  • All RV's must be registered and in good working order and appearance. Space around and under the RV shall be kept neat and free from rubbish, trash and other items.
  • Canvases that are part of an awning may be used, as long as they are properly tied down and removed if RV is going to be vacant for more than one day.
  • Management is not responsible for and assumes NO liability in the event of loss due to theft, accident, fire, acts of nature or any other loss including loss of power/electricity, whether it may be personal injury or loss of property. This includes refrigerators, freezers or anything contained therein.
  • Free Wi-Fi service is available to Guests.  Campground has no responsibility for, or control over the internet services and does not guarantee that any services will be available and/or error or virus free.  Guests must not use the Campground internet service to engage in any inappropriate activity which constitutes or is capable of constituting a criminal offense.
  • Guest is not allowed to construct or place any outside storage units on the rental property without the express written consent of Campground.

Alpine/Bridger Teton KOA Holiday General Policies

  • Guests, including their visitors, guests, and invitees are not allowed to park on either the grass or the streets.
  • Please relieve your pets in designated areas, always have a bag ready and properly dispose of pet waste (inclusive of Pet Park and your assigned site) in provided containers.
  • In order to enhance the quality of the Campground and its aesthetic appearance, the management of Campground may refuse to rent to any Guest.  Campground, at its discretion, may require a Guest to remove an RV which is in run-down condition or disrepair, and to vacate the Campground.
  • TRASH DISPOSAL & RECYCLING -Trash cans are located throughout the park during peak seasons. We will do mid-morning trash retrieval at your site if the trash is bagged and tied.   • Campground and its management will not accept mail delivered to the Campground for Guests or RV occupants.

  • No playing, swimming, wading, or diving in the canal.
  • Employees of ABT KOA are prohibited from entering a Guest's RV. Guests are prohibited from asking an employee of ABT KOA to enter their RV for liability reasons.
  • Campground Rules & Regulations will be interpreted and approved by the Campground Managers and are subject to change without notice.
  • Persons violating Campground Policies are subject to eviction. As a privately owned resort, we reserve the right to refuse entry and/or reserve the right to evict those who do not observe or who violate Campground policies.

Mike & Theresa Poklar

"We wanted to be able to spend a summer in Wyoming near the Grand Teton National Forest."

Originally from Pennsylvania, Mike and Theresa Poklar are proud parents of a son and a daughter, and doting grandparents to three wonderful granddaughters. Four years ago, they packed up and set out on a journey to explore the breathtaking landscapes of the United States. Along the open road, they crossed paths with numerous "workampers" who encouraged them to embrace the lifestyle.Taking the leap, Mike and Theresa quickly discovered a deep passion for the workamping community, forging lasting connections with amazing coworkers and campground guests from all walks of life. Today, they are bringing their warm hospitality and adventurous spirits to their next great chapter: fulfilling a dream of spending a spectacular summer working near the majestic Grand Teton National Forest in Wyoming.
