Brighton KOA Guest Guide & Campground Policies

Everything you need to know before your stay at Brighton / 401 KOA Holiday in Brighton, Ontario. Check-in & Check-out Times

Check-In:  RV and Tent Sites: Any time after 1:00 PM 
Check-In: Cabins and All Accommodations: Any time after 3:00 PM 
Check-Out:  All Sites and Accommodations: 11:00 AM

WiFi Information

Brighton KOA offers free Fiber WiFi throughout the campground for all registered guests. 
WiFi network name and password will be provided at check-in. Please ask at the office if you need assistance connecting.

Quiet Hours

Quiet hours at Brighton KOA are 10:00 PM to 7:00 AM daily, in accordance with the Municipality of Brighton's by-laws. During quiet hours, all outdoor music and electronics must be turned off. Campfires are welcome; we simply ask that you keep your voices low and be respectful of your neighbours.

Pool Hours

The heated pool is open daily from 9:00 AM until dark (sunset), weather permitting. Current pool hours are posted at the camp store. Please check before heading over in case of weather-related closures.

Store Hours

Camp Store Hours: 
(June, July, August): 9:00 AM – 8:00 PM 
(May, September, October): 10:00 AM – 6:00 PM 
The camp store carries firewood, ice, snacks, s'mores supplies, and camping essentials. For anything needed outside store hours, call (613) 475-2186.

Brighton KOA Cancellation Policy

Standard Cancellation Policy
RV Sites, Tent Sites, and Cabins: 14 or more days before arrival: Reservation may be cancelled with a $20 cancellation fee. Your deposit, minus the $20 fee, will be refunded. Less than 14 days before arrival: Your deposit is non-refundable. To cancel, please notify our office by 1:00 PM, 14 days before your arrival. Call (613) 475-2186 or email.  Note: The Vacation Rental has a separate cancellation policy. Please contact us for details.

Pet Policy

Brighton KOA is a pet-friendly campground, and we love welcoming four-legged guests. 
Our KampK9® dog park is a large, fully fenced off-leash area with toys and waste bags provided. Dogs must be kept on a leash at all times on the campground, except within the KampK9® park. 
Pet fees vary by site type; accommodation sites carry a slightly higher fee due to additional cleaning requirements.  
We have no breed restrictions.
Please note that for everyone's safety, aggressive pet behavior cannot be tolerated, and handlers may be asked to remove pets that pose a disturbance.
Please advise us at booking that you are bringing a pet so we can assign the most suitable site.

Visitor Policy & Extra Vehicle Fees

Vehicle allowance: Each site includes one recreational vehicle (trailer or motorhome) and one tow vehicle. The base rate covers 4 guests per site, or 6 guests for cabins that sleep 6. 
Extra vehicles: $20 per vehicle; this fee includes the vehicle and one adult day pass. 
Day visitor passes: $15 per person, per day, for guests over the age of 5. 
All visitors must check in at the office upon arrival.

Long Weekend Minimum Stay Policy

A three-night minimum stay is required for all long weekend holiday reservations. 
Long weekend cancellation: 14 or more days before arrival, a $20 fee applies, and your remaining deposit will be refunded. Within 14 days, the deposit is non-refundable. 
To cancel a long weekend reservation, call (613) 475-2186 before the 14-day deadline.

Site Guarantee

We always do our best to honour your site preferences, whether that means being beside friends and family or choosing a favourite spot. However, we can only guarantee a specific site with a Site Guarantee fee. 
Site Guarantee fee: $30 per reservation.
With the fee paid: you will not be moved from your requested site. 
Without the fee: we will accommodate requests where possible, but your site may be reassigned.

Damages Policy

Any damage to campground property or theft during your stay will result in the replacement or repair cost being charged to the credit card on file at the time of your reservation. We trust our guests to treat Brighton KOA with care, and we appreciate your help in keeping the campground great for everyone.

Firewood Policy

Please do not bring firewood from outside the campground.
To prevent the spread of invasive insects and pests, all guests are asked to purchase firewood on-site. 
Firewood is available for purchase at the camp store. Thank you for helping us protect the trees at Brighton KOA.

Leave Your Rig Program

Gas is expensive, and so is the time spent setting up and tearing down every weekend. The Leave Your Rig program at Brighton KOA is built for guests who want to camp back-to-back weekends without the hassle. Book two or more consecutive weekends and, for a small additional fee, leave your trailer parked and plugged in during the week in between. Come back on Friday ready to camp, no setup required. Available for weekends in May, June, September, and October only. Call for details and pricing: (613) 475-2186.

Meet Your Hosts

Jackie Banas

Our mission is that you will never hear "Mom I'm bored".

Hi! It's Jackie. I bought this KOA with Jason back in 2015. I had grown up camping with my
family – at least once a year – almost always at Sandbanks Provincial Park. So this region
is very dear to my heart. Jason had never been camping in his life, but was very willing to
jump into an exciting new venture. We moved here when our sons Caleb and Isaac were
only 3 and 1 years old. Year one was a tremendous challenge learning how to manage a
campground infrastructure and how the software worked and still take care of two toddlers.
We had to take water treatment courses and learn so much about how electricity works and
don't even ask me to talk about how much I know about poop now!

Watching our kids grow up here has truly helped us to be aware when things need to
change. The new Basketball court that we added in 2023 for example was something one
of our sons had been asking for because as he aged he wanted an activity that felt suitable
for a “preteen”. Just playing grounders on the playground wasn't cutting it anymore. Caleb is now 14 and Isaac is 11.
They have very different entertainment needs than they did when they were very little. WIFI Upgrades being another
thing we invested a great deal of money in to – even though so many people think that wifi shouldn't be necessary
at a campground. It IS according to my boys! I'm grateful for all the additional feedback we have received from our
regular campers over the years as well – helping us to know what their kids are asking for as they grow. All while still
remembering our families that are camping with new kids – we haven't forgotten about them which is why we keep the
pool heated slightly warmer so the tiny swimmers don't get too cold too fast. We employ several activities staff to help
keep the kids happy and entertained with a variety of different activities tailored to different age groups. We hope we
have something for everyone – but we are always open to more suggestions!

Jason helped me run this KOA for 10 seasons and worked incredibly hard to help me take this KOA that was aging and
in need of repair to the KOA we have today, one in which we are very proud. We have since gotten a divorce and Jason
has moved away, but Jason's hard work and dedication will continue to be remembered by all the staff and campers
that return every year. And he is still a very dear friend to me so willing to take any call when I need help. I will work
extremely hard over the next 10 years and beyond to keep this KOA improving. I am very grateful to our campers and I
thank you for trusting us with your cherished family time. If you see me out and about, please say hi.
