This is a very expensive park for what it offers. The park says it is "peak" season. However, their main attraction is a water park that is not open in April when we stay. The cable hasn't worked right for the last two years, and didn't work at all this year. The roads are narrow so it is very difficult for a big rig to pull out. We would stay somewhere else if we had another choice!

In fairness, the park is torn up for additional spaces. There is no cable, dust blowing, cramped laundry facilities. Not the best presentation for travelers. Ugh

We arrived after the office had closed. The KOA folks called us about 4:30 pm to give us instructions on how to find the after hours information. It was clear and easy and I appreciated the call. Great level site. Can't wait for the construction to be completed - was missing the regular dog area.

The place was under construction, nobody notified us. The sights are uneven rock, dirt all around. Mostly full time people and ugly campsites. We left a day earl, would never go back. It’s 15 miles from Colorado Springs. How it got a Holiday rating is a joke. We stayed at mostly KOA on a 5 week trip and this place is a joke.

Perhaps it was the time of year we stayed but there was so much work needed doing. The site we were assigned was not even completed and we payed full price.

Everything was pretty good. It was our first time to stay at a KOA. We were a little disappointed that we were not given more information on activities and amenities that were available to us. After talking to some of our neighbors we found out about some of the activities.

Nice location near a river, staff was extremely friendly and helpful. It is right off I-25 so you can hear the traffic but it wasnt horrible. Only stayed one night on our way through so we didnt get to check out all that it uad to offer, but would definitely stay there again.

Staff was very friendly and helpful, check in was smooth, the park has always been very clean, the restrooms and laundry are in dire need of a face lift couldn't get cable to work I've been in this park probably 3 times, this stay i was surprised to see as many older units a lot of expansion going on and mud was bad at the new dog park

Not in a good shape. expected more from KOA. showers not clean. very very simple spot like a 20$ campground, and not a 80$ everything was close for our day there.

Rented a golf cart and it wasn’t hardly charged, Unfortunately the maintenance man didn’t explain to us the proper way to charge it so we couldn’t charge it hence not getting much use out of our rental.

I wish I could rate a 4.5. We had a really good stay. We did run into a few issues, but they did their best to make it right, and I really appreciate that!

The staff was very nice and helpful. BUT there were campers?(seemed like they were living there) that were outside talking, yelling, arguing very loudly ALL NIGHT! Seriously, I took my dog out at 2 a.m. and they were out there, directly across from our site, arguing very loudly! I am canceling my future reservation!

This was the most expensive RV park during a 6-week travel experience. It was not worth it. They are under construction, but that was not the issue. There are full-time old trailers and buses there now. It looks junky. We have stayed here in the past, but not again. There are other RV parks in the area that look much better and less cost.

Lots of construction going on. That’s progress so I can’t hold that against the park. Staff was super in making the construction issues comfortable. Looking forward to seeing the new premium sites next time through.

I was very shocked during this stay. I have stayed here before and I know the owners are making improvements and have great potential. The amount of full timers and the conditions that a lot of the campers was horrible, look like a homeless camp. When the wind blew we had make shift skirting and trash blowing around. The music from the workers sounded like a concert LOUD, ended at 10pm

We stay here on a regular basis. The people are great, the campground is quiet (other than some highway noise) and safe.

There was a lot of construction going on in the park. Had I known that when I made my reservation, I would have selected a different site to stay at. The employees in the office were very nice and customer service oriented. We thought we would have a fire at our campground. We were going to get firewood from the office, which they had but they did not have any way to light the fire.

Too many permanent residence made the park feel a little bit trashy and definitely not like a vacation like we were hoping. Maybe this is because we’re early on in the season but we will not become back because of it.

When we booked a few days for Spring Break, we didn't realize there were so many residents (versus vacationers) at this KOA. Some spots it was very obvious people had been there for an extended period of time. Our spot was right next to the construction site and we had loud construction throughout the day. The remployees were VERY nice and did their best to accommodate our large group.

Left message for reservations day prior to arrival. No call back. Arrived and there was no record of my call. Put in short site after making it clear that I did not want to disconnect since over night stay only. Manager did make effort to move me without upgrade charge instead of refund. Rates are extremely high for site conditions. Park is more like trailer park for very messy and run down rv's

Very Disappointed. Worst KOA we stayed at in all the country within the past 5 months of straight traveling. Looked like a trailer park with declining vehicles, Buses & RVS. Along with owners that reside at the KOA of what look like druggies. We went to take our dogs for a walk & was approached by a Pit Bull. Saw a few Pit Bulls in the park. Not a comfortable atmosphere what so ever. Very SAD.

Nice Campground. Would recommend putting the full timers in another area of the campground as their "Yards" appeared trashy looking and unappealing. Our water pipe froze all three nights, although we had a heated water hose, the water spigot nozzle wasn't covered enough to prevent freezing. Loved to see all dogs on a leash! The staff was great and very attentive.

The maintenance staff does a first rate job at keeping propane full. Very impressed with the customer service. Ladies at the front desk very accommodating as well.

Very clean and the location for all of our daily adventures was perfect. Our stay was for a week between Christmas and New Years. We were excited to find that the pool was heated and the hot tub was a great bonus as well. Our water froze in our 5th Wheel and the clean showers were nice to have as an option. The only drawback I can say is the traffic noise from the highway however this was minor and I would definitely recommend this KOA.
