There is so much potential in this KOA! The playground, the little pool, the mature trees... but none of that makes up for the horrendous smell that wafts in from the dairy. Sometimes the wind blows right and it's not there, but when it hits it's really something else. Also the number of flies make it hard to enjoy time outside. These issues are really too bad because otherwise it's a cute KOA!

Wish I had read the reviews what a dump. Next door to a cow pasture and a mountain of manure for the view. Flies and stench. Website is deceptive owner refused to reimburse for canceling early. Owner said it’s KOA policy. Tina at KOA corporate said it’s up to owner. who is lying? KOA corporate won’t call back. Avoid this place at all cost. Contacting the health department next.

The staff is excellent, pool is nice, showers and bathrooms are clean. Exactly what you would expect from a KOA. The camp is close to a cow feed lot and the smell carried to the camp, along with the flys. We sat outside but we’re swarmed with flys all day. These things are not in the staff’s control but it made for an unpleasant stay.

It’s a bad RV Park, NO WI FI, LOT not level, No Pest control, (Flies and Mosquitos out of control) Loud smell of manure all day and night. Long term residents need to clean up their sites, junk and tall weeds everywhere. Dirt road around and in RV Park needs to wet down or sprayed with chemical, to keep dirt and down, All Staff we meet were great to talk and deal with.

Lot of flies and bad smell of horse poop. Bathrooms were clean. Really wanted to sit outside but flies were a bad scene.

This is our second time. Love the upgrades. Amazing, backup sites on the river. Very dog friendly. Huge dog park. Great staff! Super clean. Will be back! Thank you!!!!!

Great service and staff very clean facility pool was cold but the kids had a blast splashy around. The dog park was another highlight are Shepard had a blast playing with Other dogs.

It was difficult to get a reservation but the owner really tried to work things out so I could have a special birthday celebration with my family. He arranged for a nice spot for us. The campground has plenty of shade trees and very nice service. Thank you for s great overnight stay! Sandra Stanley , Arvada, Co.

The campground is a good stop while on the road with easy highway access and it is close to gas stations and restaurants. The dog area is clean and ok with my dogs. Overall however the campground could use a bit of sprucing up - cut the weeds/grassy overgrowth and stash the clutter in many of the sites.

Too many full-time residents at this location and the smell from the nearby stockyards was unbearable.

Way too many full timers now living at this particular KOA-very little space available to new arrivals. Could not level our 40ft RV on paved pull through site. The owner of the resort had "zero" personality. Was not our 1st time at this KOA, however, will definitely be our last stay at this KOA. Have never stayed at a KOA like this before. And, due to the closeness of livestock - full of flies!!

People were living there. Their places were messy. There were flies everywhere. This place is not representative of KOA. The only positive was the people in the office.

Site not very level. WIFI very weak and unable to connect. A lot of sites very trashy and dogs left chained outside.

Rented a cabin that was fly infested and all we smelled was some sort of animal feces—and it wasn’t horse manure. We ended up leaving and staying somewhere else.

Beautiful and easy to access. Views are great and the entertainment KOA provides for the whole family is fantastic.

There is only one bathroom and the tent sites are all so far away from it. But the flies. I can’t even tell you how bad the flies were. They swarmed us and every single food or drink by the hundreds. No amount of fly traps or fly bug zappers worked. It was absolutely miserable. We checked out only hours after we had checked in. I would never stay here again.

Should have heeded the low ratings. This place was a mess, full of flies (sandwiched between cattle and a Draft Horse rescue.) This RV park obviously has at least 50% or more permanent residents or long-term residents with piles of junk in spaces. Showers were not clean and had to remove a spider from the one I chose to use. Would not stay here ever again. Off the Highway on a very bumpy road.

Clean bathrooms! Camp kitchen! Taking my son for his first time camping here was great! Only thing I didn’t like was the sound of I25.

Wonderful people, clean campground. Only 1 restroom, which concerned me at first, but it turned out we had no problems considering the campground was almost full.

All I could smell was cow and horse manure. The tent sites are so close together and it wasn’t relaxing or peaceful at all. The flies were atrocious!!

Wasn't up to par with others I've stayed at. This year the flies were so bad we left early. I had to buy fly traps that were over priced, feel like they should have at least been supplied. Campground is too close to farm so smell is bad and only one cabin had AC as an option. Not likely to stay there again.

There's flies everywhere, probably due to the horse manure. Unable to sit outside, hundreds of flies on the picnic table. There are many seasonal sites that are run down. Campground looks like a run down trailer park.

Enjoyed our stay. Didn't spend a lot of time at the campground. We were in Fort Collins everyday. DId do a couple of bike rides from the campground. Staff was very friendly. We had a dead tree on our site. Would be nice to get all the dead trees out of the campground and trim the dead branches out of several trees. Other than that, the campground is nice and we would come again.

My wife and I had two nights reserved on a tent site with power and left after one. Basically we were camping in a field with a feed lot for thousands of cattle.The sites are in terrible shape, the flies unbearable and smell of cow manure was so bad our gear still smells like it. We booked with confidence because it was a KOA. They need their KOA name stripped. I will be talking talking to CORP.

Family of four tent camping with two young kids. Pros: online reservation and check-in were fast. Kids enjoyed the playground. Ok: pool was very cold and filled with cottonwood tree cotton. Cons: campsite backed up to lots of horses. There were flys everywhere and the manure smell was offensive. KOA is next to loud highway. Loud garbage truck picked up the trash at 5:30 am. We did not sleep well.

Staff helpful and friendly. Park has a abundance of full timers in marginal rvs. The access road to the park is awfully washboardy Flies are awful

Lots of Flys!! Not your typical koa. Lots of workers stay there. Dirt road in of the highway. Convenient for an over nighter nice staff but very dirty.

Wonderful, they are always working on the property. Common area's are clean and well appointed. The property sits in between horse and cow fields and when the wind is blowing right, the scent will blow into the campground. But the location is wonderful because it sits in the middle of the fields, no city lights or neighbors.

Except for the friendly employees, this place is just awful. The manure smell gets worse as the day goes on and you can’t open your door without letting in flies, which are everywhere. Every part of the facility seems old and dated. We left as early as possible and it will be remembered as the worst stop on our cross country journey.

Easy on/off from I-25. Our site was not very level. Had to have rear tires off ground to level. WIFI was weak and we could never connect to it.

Some of the reviews complain about things that you should either expect, being in the country, or are a bonus, like the senior horse rescue non-profit. Yes there are some flies, there are also ranching and farming operations all around the area, and if I go to Florida, I expect gators, no different here.
