Under new ownership. They are really making this a nice friendly Campground. I was impressed at the improvements and the cleanliness of the store and sites.

We came here to visit family in Ft. Collins for the weekend. Our stay was fine and we would stay here again. The staff was super nice and helpful, including filling our propane tank and delivering it to our site while we were gone. There was a sufficient amount of space to walk my very energetic dog. The spaces are a little close together, and the only reason I didn't give it five stars.

Such friendly and helpful staff. Super clean and private bathrooms….so appreciate this. Windy at times….but that is northern Colorado in the spring.. This koa was a comfortable oasis. Highly recommend.

We were traveling through to Loveland Colorado to pick up our new RV. it was a nice, clean place to stay with a great view of the Rockies!

The park is nice and the office staff were super nice but the site was so out of level my stairs didn’t touch the ground and the cow smell seeped into my truck and I still can’t get it out

Just for two nights over Thanksgiving…easy access from freeway, helpful and polite and friendly staff, nice sized sites…would stay here again!

Monthly pricing is way to high. Not in line with other KOA campgrounds. The proprietors were very hospitable and pleasant. Thank you!

Staff was very helpful. We were booked into a site that was not near our friends that were staying here. The staff made some moves and we were able to be right next to them. Restrooms were clean and staff was very nice.

Site A1 was not very level. We only stayed overnight so I can’t address the amenities of the park. But the hook ups were well-maintained and well placed.

New full timers from Fort Collins. Just sold house and picked up RV from the shop. Needed a couple days to get comfortable. Staff was very friendly & helpful.

Stayed one night on the way to Wyoming. Easy hook ups and long flat spaces. Tight fit with a 41 foot 5th wheel getting in and out but worth a stay. Staff were very nice and stayed up to meet us.

While owners are friendly and grounds are nice there are too many “long term” campers giving sites a messy look. Flies are terrible, I realize not much owners can do but it made an unpleasant time and probably will not return there.

The staff were friendly, but the campground was lacking. Spaces were very crowded, even for a KOA. The sewer connection was uphill, so our drain hose backed up and was difficult to empty. The smell from the feed lot less than a quarter mile away was overwhelming most of the time (unless the wind blew the right direction). The grounds could use some maintenance, specifically at the trailer sites.

THIS KOA MAKES KOA LOOK BAD. IF YOU LIKE HORSES AND FIES,THIS IS FOR YOU. THERE IS NO WIFI. ANY KOA IN TODAYS TIMES MUST HAVE EXCELLENT WIFI, IT IS A NECESSITY. IF THE OWNER INVESTED IN TOP QUALITY WIFI, WATERED THE PREMISES AND MOVED THE HORSES IT HAS REAL POTENTIAL, OTHERWISE, PULL THE KOA FRANCHISE

Flies were horrible. Fly trap hung directly over the picnic table. Poor positioning. Personnel friendly & helpful.

Very nice quiet place, very friendly staff. The only thing I will say is to be prepared for the barn smell. It’s pretty strong if the wind blows right since there are horses here. Overall a great place though!!

The people are nice; the laundry room and front office are nice too, however, the campground looks trashy with all the permanent rvs there. It looks like a getto trailer park; I have always found KOA's to be clean and well kept and that is why I stay in them; I would not stay here again; dogs barking, people are loud and noisy trucks coming in and out. Trashy trailers. Sorry, not worth my money

Like many other reviewers state, beware the smell and the flies. For a one night stop over, it was fine but it really isn't designed for a large rig like ours. The roads are not wide enough to accomodate much turning radius and the placement of some of the trees made it a challenge to get out.

We were disappointed by this campground. There were a lot of permanent sites and worker staying there. As soon as we pulled in, a couple staying at the campground was trying to bum cigarettes and pot from us before we even checked in.

The staff was very friendly. Bathrooms/showers were clean. Our site was long enough for our 32' 5th wheel. The grassy area was on a slope and we were unable to sit in our chairs without worry of tipping over. While we love trees and the shade, we were unable to use our Dish TV. We did notice several permanent RVs that could stand to be cleaned up.

Some of the reviews complain about things that you should either expect, being in the country, or are a bonus, like the senior horse rescue non-profit. Yes there are some flies, there are also ranching and farming operations all around the area, and if I go to Florida, I expect gators, no different here.
