Easy checkin. Victoria (at the front desk) was pleasant to deal with. Big place, lots of sites. Recommendation to owners; full timer's keep their sites cleaner.

Nice concrete slabs. Friendly staff. Handy location near I-25. Disappointed in the bathrooms, which were not very clean. Hot water in the men's room was tepid and down to nearly a dribble by end of my shower. My wife said hot water flow was good in the women's room.

Great staff, very friendly, hardworking, and helpful. Lots of trees and shade, nice playground for children and the facilities are very well maintained. Conveniently located just off of I -25 and just a few miles north of Wellington, a small community with good food, groceries and fuel.

Nice campground, great private showers, friendly staff. When we stayed there was the distinct smell of cow manure. Was told it was a rare thing but made it almost impossible to stay outside. Luckily we were just passing through and stayed only one night.

The smell of horse manure & the accompaning flies were terrible. Perhaps the other side of the park away from the horse farm would not be so bad.

Horrible sites and surrounding. The manure smell at night was nauseating, the concrete sites were so un-level I'd rendered my front wheels in the air. All motorhomes wheels were on the air and fellow campers were angry as well. The Campground was full long term residents and it looked like shanty town. Best part of our visit was the staff. A+++.

The trash dumpster was overflowing the entire time we were there the stench of the smell of the horses the flies the dusty dirty sites don’t know why anybody would ever stay there

There was a some concern about the number of what appeared to be full time residents. Overall it was ok. Staff was very nice and friendly. Grounds were clean and maintained. Sites closer to the building and with trees looked nicer.

WiFi was not working at the camp site. Cable was direct tv and only partially worked half of the time. The site allotted to me was not level.

You pay extra for cement pad. It would be nice if the lads were level. Lots of dust. And the permanents need to clean up around there campsite. Scary the way some of the spots look.

Very nice place, great welcome, space, birds and trees. About 20 minutes from Fort Collins. Background noise from highway very minimal. Sometimes smell from the nearby cow/horses ranch. Beautiful sky at night with limited light pollution. Charming place with extremely attentive hosts. Will definitely return if in the area again. Note that many of the concrete sites have slight slope due to terrain

This was the dirtiest campground I have ever stayed in. Hundreds of flies, most likely from the many full time residents’ connected sewer lines. Seemed like a low end housing camp then the typical KOA campground. Won’t be back.

Friendly, helpful staff and a clean quiet campground. I tow a travel trailer so I have no need for shower or bathroom facilities - I cannot vouch for those things. A couple of the lots need the junk removed but I had no worries about staying.

Big Rig friendly, however the concrete pads are too sloped. We put large jack pads onder front tires. Other Class As were unprepared and had front tires off the ground. Grounds were dry and prickly weedy. Pool was closed, laundry had 6 of 9 total machines tagged as Out of Order. Staff was super friendly.

WIFI signal was very weak most times and very slow when I could pick up a signal. Also if the wind is blowing from a certain direction the stench from a neighboring feed lot is almost unbearable.

Nice campground with very friendly staff. Rated only 4 stars for a couple of reasons: our site was very sloped (may just be the one we got) and the nearby cow pasture/lot produced so much odor we couldn't leave windows open (again, may not be the norm).

Really nice campground. We had to adjust our reservation twice. Once to arrive a day early, then again to stay an extra couple of days due to a sick pet that needed treatment. Even though the campground was really busy/ nearly full they were very accommodating and helpful. We were able to keep our campsite without moving which was much appreciated. Friendly and helpful staff.

Staff great. Only there is a cow ranch and horse ranch Nearby. Smell terrible. Found 70 flies in my trailer just in one day.

Site was dirt, partially mud, not level, surrounded by full time residents. Staff was helpful, and there appeared to be nicer sections of the park, but where we were was very unsatisfactory. This was our second KOA in as many nights, and both were unlevel dirt pads with mud.

Staff was friendly and helpful. No problems with any of the services, except the wifi was largely unusable. The playground with the antique fire truck, helicopter, and submarine was a big hit for our son! Despite the fire smoke, it was nice to walk around and watch the horses stabled there.

We found this park because we had a mandatory evacuation order for the Cameron Peak Fire and it was only thirty minutes from home. We wouldn't normally stay here since it is so close to home but after getting here we both commented on what a nice park it was. Flat, full length pads, nice, well trimmed trees. I didn't try the showers but my daughter said they were spotless. Managers were great.

Absolutely lovely, clean camp. Nice wide level spaces, clean showers, kind people. The only reason I don't rate them higher is the smell. We ran our air conditioner overnight and it kept the smell out, but that wouldn't be possible in a tent.

Quiet, clean, staff very friendly and ready to help. This was our second time staying with them and will stay again. Very affordable too.

Very friendly people, loved how large the site was. Beautiful flower beds at entrance to park and at the office. The trees in the park need a little TLC but all in all we look forward to staying many more times.

Overall our two nights of camping were pretty decent. The premium sites are excellent. Trim those trees a bit for us bigger rigs. The staff were very friendly. The challenge was being next door to the horse area, the manure smell was pretty strong throughout the weekend. Along with that the flies were pretty bad throughout the weekend as well. We had to eat inside. Kids loved the great playground!

Too many permanent residents for campground. Also garbage dumpsters smelled horrible the whole time. Would not recommend unless absolutely necessary. Also pool down, bicycles allowed only on gravel roads ?

The park is clean and neat. We noted residents who appeared to be more or less permanent. Their rigs however had materials closing up the bottom that really gave the park the look of a poor trailer park. The wifi was almost totally useless. We have friends near the park so we will start there again next year. The staff were very nice.

Some of the reviews complain about things that you should either expect, being in the country, or are a bonus, like the senior horse rescue non-profit. Yes there are some flies, there are also ranching and farming operations all around the area, and if I go to Florida, I expect gators, no different here.
